Comfort Inn & Suites
Verona, NY

Clarity – not addition – drives the transformation of this property. Working within the framework of Comfort Inn’s “Rise and Shine” prototype, the renovation refines an existing building through precision – bringing openness, structure, and a more resolved experience without excess.

The shift is immediate. Spaces that once felt segmented and compressed are opened and reorganized into a layout that reads clearly and moves intuitively. A double-height volume establishes a sense of openness, while seating zones are arranged to support a range of uses – from brief transitions to longer stays – without disrupting the overall order of the space.

Designed for Rhythm and Flow

The breakfast area extends this approach, organized to support the natural cadence of the hotel. Communal tables, banquette seating, and a streamlined serving zone are arranged with intention, allowing the space to adapt throughout the day while maintaining a consistent visual order.

Refinement Within Constraint

In the guestrooms, the design is disciplined and focused on refinement within existing conditions. Casegoods were maintained, with updates centered on layout, finishes, and lighting to improve usability and overall clarity. Sleeping, working, and lounging areas are organized to read more clearly within the compact footprint, allowing the room to function more intuitively. A light, neutral palette enhances brightness, while warm wood tones provide continuity with the existing furnishings. Subtle pattern in the carpet introduces movement and visual interest, bringing a refreshed layer to the space without requiring full replacement. Rather than relying on over gestures, the design is defined by refinement – aligning planning, material, and detail to create spaces that feel efficient, composed, and intentionally elevated within the framework of the Comfort Inn & Suites prototype.

A Composed and Intentional Arrival

Arrival is simplified and intentional. The reception area is anchored by a sculptural wood slat feature wall with integrated lighting, introducing rhythm and verticality while defining a clear point of focus. The desk configuration is streamlined, allowing circulation to feel direct and unforced, and shifting the experience from transactional to fluid. Beyond, the lobby is composed as a continuous environment. Built-in millwork and integrated shelving consolidate functions into a single architectural system, bringing consistency and discipline to the space. Material selections reinforce this clarity – lighter finishes expand the sense of openness, while warm wood tones introduce balance and depth without visual noise.

Fairfield Inn & Suites by Marriott Long Island City, NY

Developed as a conceptual redesign of the public spaces, this project was driven by a need to reposition an existing hotel within the evolving Long Island City hospitality market – where newly developed properties were raising expectations for design and guest experience. LHK design had previously designed the nearby Hyatt Place, establishing a new benchmark in the area; this proposal builds on that insight to reimagine how an existing property can compete through atmosphere, spatial clarity, and a more refined guest experience.   Arrival is no longer defined by a single moment, but by a gradual unfolding. The space transitions from reception into lounge and bar through a sequence of compressed and expanded zones – where ceiling, lighting, and material shifts guide movement intuitively rather than relying on partitions. What was once visually fragmented becomes continuous and composed.   A sculptural wall and ceiling installation establishes the defining gesture of the design. Set precisely between existing columns, the intervention introduces a framed architectural plane that extends vertically and overhead – cutting across the space and drawing the eye upward. Composed of metal and framed by columns now wrapped in wood, the installation transforms structural constraints into a deliberate architectural rhythm, introducing warmth and contrast while redefining the perception of volume, and simultaneously concealing previously exposed elevator doors at the point of arrival to create a more considered first impression and a clear transition to the elevator lobby beyond.

Defined by the bold presence of existing orange marble walls, this renovation transforms constraint into opportunity – reframing a highly expressive material through contrast, restraint, and spatial clarity.   Rather than competing with the marble, the design positions it as an intentional architectural backdrop. Its scale and natural veining provide structure and permanence, while a newly introduced palette of warm wood, deep neutrals, and layered textiles brings balance, softness, and cohesion to the interior.   A central communal table establishes the primary organizing element within the lobby, supporting both social interaction and individual use. Above, a sculptural chandelier composed of clustered suspended lights introduces rhythm and vertical emphasis, drawing the eye upward and activating the volume of the space. This feature becomes a defining visual anchor, adding identity while tempering the surrounding materiality.
